  1. Once allotted and agreement signed, the prices are fixed.
  2. Cost of stamp paper, registration charges and miscellaneous expenses pertaining to the registration of land are to be borne by the purchaser.
  3. Possession shall be given to the customer on settling all the dues to the company.
  4. Plans are not drawn to scale and are included for the purpose of identification.The measurement shown in the plans are indicative and may vary. All measurement and specifications given elsewhere in this brochure are subject to minor variations without specific or general notice. All such variations shall be purely at the discretion of the builder.
  5. Actual area of construction will be arrived only after the construction is over and cost will be adjusted as per the actual area of construction.
  6. Original title deed and sale documents are available at our office for verification.
  7. Monthly maintenance expenses are to be shared among the owners as decided by the owners association.
  8. Maintenance will be carried out by the builder till the formation of the owners association, which will takeover the maintenance. Membership in the association is compulsory and not optional. Maintenance deposit is collected from all owners by the builder, and after meeting the expenses, balance will be transferred to the owners association.
  9. This is a time bound project. In case payments are not made as per agreement signed, The builder reserve the right to cancel the allotment, in which case the amount remitted will be returned only after re- allotment to another party and with out any interest and subject to deduction of expenses and damages.
  10. All NRI purchases are requested to ensure compliance with the rules and regulation of RBI.
  11. All disputes arising is subject to Ernakulam jurisdiction only.
  12. Completion and delivery dates are indicated to give an idea of the probable completion of the project. Every effort will be made to complete and deliver the project within the stipulated time. However no responsibility will be accepted for any delay in completing the project due to unforeseen circumstances and to obtain the services from statutory bodies due to reasons beyond the control of the builder.
  13. Documentation: On allotment two agreements will be executed between the builder and purchaser (1) For the sale of individual villa plot together with the respective share of undivided interest in common are and (2) For land development and construction of the Villa.
  14. The sale deed for the individual villa plot together with the proportionate undivided share and interest in the common area will be registered on receipt of the entire payment towards the villa.
